Girasol Services conveyance service.

Before you advance any money to the seller, Girasol Services will:

• Carry out a background check on the property: vendor’s ownership title, pending mortgages and other pending charges on the property, such as unpaid taxes.
• If the property is bought off-plan, review of the promoter’s documentation such as planning permission, as required by law, and the seller’s bank guarantees.
• Advice you on the result of our search and reviews.
• Advice and negotiation of the terms of the reservation contract.

At the time of completion, we will repeat the registry search to ensure that the property is still owned by the seller, and free of charges, and review the developer’s documentation, advising you on the result and on the terms of the completion.

If you require personal assistance during completion in front of the notary, we can arrange for a local professional agent to assist you. This service is not included in our fee and will need to be paid locally (we will advice you beforehand about the cost).

After completion, as part of our standard service, we will monitor that your ownership title has been registered with the ‘Registro de la Propiedad’ and that the taxes have been paid. Alternatively, we can arrange for a local professional agent to deal with the Registro de la Propiedad, Catastro, tax matters and/or the utilities connections, which will need to be paid locally and directly to the agent, although we will advice in advance on the cost.

Once you are an owner of a Spanish property, in Girasol Services we will advice you about your tax obligations.
